Terms of Service
These terms apply to every photo editing and virtual staging order placed with CNC Property Pics ("we," "us") through cncpropertypics.com or by email. When you submit an order and check the confirmation boxes, you ("Client") agree to these terms.
1. Our services
CNC Property Pics is a remote real estate photo editing and virtual staging service. We edit photographs that you provide. We do not visit properties or take photographs. Services include straightening and brightening, decluttering and photo cleanup, virtual staging, twilight conversion, real estate photo enhancement and object removal.
2. Photos you submit
By submitting photographs, you confirm that you own them or have permission to submit them for editing, and you authorize CNC Property Pics to edit the images according to your instructions and the services selected. You keep all rights to the photos you submit and to the edited versions we return. We use your files only to complete your order.
3. Accuracy and disclosure
CNC Property Pics enhances presentation while attempting to preserve the actual characteristics of the property. Appropriate editing may include brightness and exposure correction, color correction, straightening, perspective correction, virtual furniture and décor, basic decluttering, and removal of appropriate temporary items or distractions.
We do not change permanent structural characteristics, room dimensions, permanent fixtures or other material property features, and we may decline any request that we believe would misrepresent a property.
You are responsible for complying with your applicable MLS, brokerage, advertising and disclosure requirements regarding edited or virtually staged photographs. Virtual staging should be disclosed or identified whenever required by the applicable MLS, brokerage or advertising platform.
4. Packages and pricing
"Up to 20 photos" and "up to 30 photos" refer to the total number of submitted photographs being edited.
- Up to 20 photos — $85. Professional editing and enhancement of up to 20 client-submitted photos. Editing may include straightening, brightness and exposure correction, color correction, perspective correction, basic decluttering and photo cleanup, removal of appropriate temporary or distracting objects, general MLS-ready enhancement, and up to 5 virtually staged photos.
- Up to 30 photos — $115. Professional editing and enhancement of up to 30 client-submitted photos. Editing may include all of the above, up to 8 virtually staged photos, and 1 twilight conversion.
- More than 30 photos. Contact us for a custom quote.
Additional virtual staging, extensive object removal, unusually complex edits or special requests may require an additional fee or custom quote. Prices, package inclusions and services are subject to change. The prices and inclusions shown at the time of your order apply to that order.
5. Turnaround
Most standard editing orders are completed within 24–48 hours. Larger orders, virtual staging and more complex editing requests may require additional time. Turnaround times are estimates, not guarantees.
6. Payment
Payment is required before final edited high-resolution photographs are released for download unless other arrangements have been approved by CNC Property Pics. Payments are processed securely by our payment provider, and we never receive or store your full card number. We do not offer memberships, subscriptions or recurring billing.
7. Revisions
If an edit does not match the original instructions submitted with your order, CNC Property Pics will provide one complimentary revision to correct the issue. Requests that change the original instructions, request a different virtual staging design or style after the original request was completed correctly, or add new editing work may result in an additional charge. Please contact us as soon as possible after receiving your completed images if a correction is needed.
8. Results
Editing results depend on the quality and resolution of the original photos. Very dark, blurry or low-resolution images may limit what can be achieved.
9. Privacy
We collect your name, contact details, property information and uploaded files only to complete and bill for your order. We don't sell your information.
10. Liability
Our total liability for any claim related to our services will not exceed the amount paid for the order involved. We are not liable for indirect or consequential losses, including a delayed or lost sale.
11. Governing law
These terms are governed by the laws of the State of Florida.
12. Changes
We may update these terms from time to time. The version you agreed to when placing your order applies to that order.
